A comprehensive energy collaboration will deliver significant cost savings for the property giant Valad Property Group. It will also be better able to satisfy its customers' demands for climate-compatible properties.

 

Good operating economy – an important competitive device

Valad Property Group is a global property group with its head office in Australia. It administers four property funds in Sweden, with about 300 properties. The total area is 1,700,000 m2. Commercial properties such as offices and warehouses constitute the majority of the holding.

 

With such a volume it is obvious that there can be major cost savings for operations and maintenance. If the right initiatives are taken.

 

Valad manages a large number of ageing properties, where systems for, for example, heating and electricity supply need to be reviewed. Moreover, the company has noted that the demands from tenants are increasing. They do not simply want to lease spaces as they are, but need premises that are really adapted to the business. And then higher requirements are placed on aspects such as adapted lighting, ventilation, indoor climate, comfort and sound-proofing.

 

Last but not least, a good operating economy is an increasing powerful competitive device in the market. For here too an increased awareness is being observed – it is not just the rent that affects customers' choices.

 

 

20% cost savings in three years

ÅF and Valad have an ongoing energy collaboration that encompasses a total area of 1,600,000 m2. This means that ÅF is responsible for developing the energy efficiency of the Swedish property holdings. The objective is to lower energy usage and costs by 20 % over three years through making operating efficiencies and other profitable measures.

 

Energy Collaboration is comprehensive and also includes an energy statement. ÅF is project managing the entire commission – from survey to implementation and follow-up.

 

Follow-up takes place using the ÅF Energy Controller tool, enabling Valad to see how large (or small) its usage of energy is on a monthly basis: heating, water, electricity and cooling. The statistics represent important data for forward budgets and forecasts. Valad obtains considerably better data on which to base decisions for measures as all figures and values are documented.

 

Thanks to ÅF's inputs Valad is also able to see opportunities to better satisfy its tenants requirements in terms of the climate. For the fact is that certificates and guarantees are increasingly required, not least if it involves listed companies that have a policy of occupying ”green” properties. And it is not likely that these requirements will be any less in the future.
